A minor subdivision is when two or more (up to ten) registerable and sellable erven are created from a single erf or farm portion. More complicated subdivisions may require a change of zoning and may create new access streets.
Consolidation is the joining of two or more erven or farm portions into a larger single site usually to create a better sized site with improved dimensions for a building project.
The establishment of a township is when a subdivision of eleven or more portions of a single erf or farm portion is undertaken usually with new access streets, public open space and a range of saleable residential, commercial or industrial sites.
A town planning scheme is a regulatory document used to manage, direct or control the use and development of land within any defined area of jurisdiction of any local authority. Variations that may be allowed are described in the town planning scheme documentation. Variations may be approved with or without conditions. A town planning scheme includes three constituent elements:
• A set of written regulations, or by-laws
• A zoning map or maps, and
• A register which records departures and consent approvals
A rezoning refers to the amendment of a town planning scheme (or statutory land use management scheme) which is a regulatory document used to manage, direct or control the use and development of land within any defined area of jurisdiction of any local authority.
